MAINTENANCE OF COMMUNAL AREAS:
The annual maintenance fee is 8 Euros per sq.m. (VAT incl.) and will cover the following:
∙ Maintenance, cleaning and electricity bills of the common parts (corridors of the block, entrance, etc.)
∙ Standard repairs occurring from the normal use of the building

GENERAL CONDITIONS
? We will be happy to meet you, show you the Vrania development, explain the reservation process and organise all papers. However, if you are unable to travel at this point, we can organize the entire reservation and buying process online.
? No company is needed to own an apartment in Vrania complex.
? All owners who rent out their apartments must pay an annual 10% rental income tax. We collect and pay this for you.
? Owners who have a rental contract with Property Management BG can use their apartment whenever they wish, provided that they have notified the booking office in advance. You will be charged only the cleaning costs for staying.

RESERVATION AND AGENCY COMMISSION
Any apartment in Vrania complex can be reserved for 28 days with a deposit of 5% of the purchase price (non-refundable). The buyer is expected to sign a preliminary contract with the development company and to pay the first installment within approx. 28 days after reservation.
Bulgarian Properties charge agency commission of 3 % of the asking price of the apartment.

PAYMENT PLAN
Standard
- 5 % reservation fee
- 25 % first installment at signing of preliminary contract within 28 days (+ 3% agency commission)
- 15 % second installment when the building reaches third floor
- 20 % third installment when the building reaches the last floor
- 15 % fourth installment when the building is plastered inside
- 10 % fifth installment when the building is issued Act 15 and the ownership is being transferred to the owner

- 5 % reservation fee
- 85 % first installment at signing of preliminary contract within 28 days (+ 3% agency commission)

PRICES, SIZES, AVAILABILITY (constantly updated and valid!)
Prices are final, inclusive of VAT, with the full value declared in the Title Deeds. On top of this price you will also need to pay the Notary fees, stamp duty and local tax (approx. 3- 3.5% of the purchase price), chargeable at transfer of ownership.
Every owner of property in Bulgaria pays an annual real estate tax and local communal tax the amount of which depends on the size of the property.
